is very safe and quiet with many recreational areas for relaxing,
walking and exercising. Walk to bus stops, shops, restaurants, cinema,
gyms and public swimming pools. Excellent transport facilities.
Very multicultural. Mix of students from different overseas countries to encourage English speaking environment.
Excellent references and recommendations from past tenants. Can be provided on request.
Deal
with owner who lives in nearby property and no agents. Owner is very
understanding, helpful, listens and gives individual attention to
requests.
Leases are very flexible. No penalties for breaking lease. Owner is keen to have happy tenants.

Westfield
Garden City shopping centre which is walking distance from the house is
one of the largest shopping centres in Brisbane and includes major
super market chains and other retail chain stores. Garden City (Upper Mt
Gravatt) bus station is a major bus station on the Southside after the
CBD. Many transport options are available to different parts of
Queensland.
Approximately
15 minutes by bus from the Garden City bus station which is walking
distance from the house to the Brisbane CBD, all universities, English
schools, most TAFEs and other educational institutions. Approx 10 mins
to Southbank and Sunnybank. Approx 20 mins to the Brisbane Airport, 15
mins to Redland Bay and 45 mins to Gold Coast by car.
Google maps may not give right information about transport times. Better transport information can be found in www.translink.com.au for bus time tables etc. If further help is needed in this regard you are welcome to request.

Tips:

Rents in places with pools, gyms, spas, special security etc will
include additional fees for these in the rent and you will not need them
all the time. It is a waste of money. They can be obtained for cheap
outside if and when you need only.

If you rent a house together or in apartments you might have to pay
internet, electricty and water on top of rent. You might not know these
charges until bills arrive. Due to this budgeting will be difficult.
- It is better to deal with owner as they will be more responsible and care more. May be willing to help when needed.
- If managed by owner who lives closeby your needs will be met quickly.
- It is better to have a flexible contract in case you are unhappy and need to move without penalty.

A share-house will help you to make lasting friends and give greater
control of noise etc as it is easier to discuss with housemates in the
same house rather than neighbours in surrounding apartments over whom
you have no control.
- Sharehouses are comparatively cheaper & good value. Rules and conditions maybe applied less strictly with more flexibility

You have more flexibility to move rather than having issues with the
contract when you sign a contract for a whole house together with
others.
